What a Perknomad renovation actually costs
No "call for a quote" hiding. These are real numbers from jobs we invoiced in the last eighteen months, split into honest brackets so you can work out where you sit before you ring us.
Fixed price, itemised, no games
Every Perknomad quote is broken into line items you can read in five minutes — cabinetry, stone, tiling, electrical, plumbing, tip fees, and a clear provisional sum for anything we can't confirm until the wall is open. Once the contract is signed, the fixed-price portion doesn't move.
If we discover something unexpected mid-job — rot behind a shower recess, dodgy 1980s wiring, or a collapsed joist under a tile floor — we stop, photograph it, and send you a written variation before anyone touches it. We've never sent a surprise invoice at the end of a job and we don't intend to start.
Three ways to renovate a kitchen
All figures include GST and cover the Perth metro area. Prices assume a standard 8 to 12 square metre kitchen — larger rooms are quoted on measure.
Kitchen Face-Lift
For kitchens with solid bones and dated finishes. We keep the carcasses, replace doors, benches and hardware, and repaint the room.

Three ways to rebuild a bathroom
Bathroom pricing reflects the intensity of the trades — seven stages, ten days, and the most expensive failure mode in the house if it's done wrong.
Standard Bathroom Rebuild
A functional, well-finished bathroom for a rental or a first home. Solid materials, honest work, no marble.
- Full strip-out, screed and wet-area sheeting
- 600 x 600 mm ceramic tiles, up to 2.4 m walls
- Frameless pivot shower screen and chrome tapware
- Waterproofing certificate issued on completion

Bathroom + Ensuite Package
Two bathrooms back to back in one mobilisation, saving on setup and tip runs. Our most booked option by a wide margin.

- Full-height tiling with mitred threshold and double niche

Free site measure
A full hour on site with a laser level, checking levels, services and existing damage before we put anything in writing.
Layout drawings
Two dimensional plans at 1:50 scale, showing cabinetry, benchtop, services and lighting positions. Yours to keep.
Compliance paperwork
Waterproofing certificates, electrical compliance and any applicable council documentation, issued in your name.
Final clean
Full mop and vacuum, silicon residue removed, kickboards fitted, every appliance tested on a cycle before we leave.
Where the money actually goes
An indicative split of where the cost sits on a typical full kitchen replacement at $34,900. Every project varies, but this is roughly what clients see.
Cabinetry and joinery
Carcasses, doors, drawer fronts, hinges, runners, handles, and the twelve hours of installation. This is normally 35 to 40 per cent of the total.
Benchtops and stonework
Material, templating, cutting and installation of the stone or laminate benchtop, plus any waterfall ends and undermount sink cut-outs.
Trades: electrical and plumbing
New circuits, GPOs, rangehood ducting, relocated water lines, and all fit-off. Provisional where a wall has to be opened to confirm the extent.
Tiling, painting and clean-up
Splashback supply and installation, patching and paint, tip fees, floor protection, and the final mop and vacuum before handover.
How to read these numbers
A few honest rules of thumb that come up on nearly every site measure we do across Perth.
The from numbers are real
They're not teasers. Every "from" figure on this page corresponds to a job we've actually handed over at that price or close to it.
Layout changes cost money
Moving a sink, hob or toilet across a room adds between $2,000 and $4,000 because of the extra plumbing and screeding involved.
Stone drives the price
Standard engineered stone is fine. Premium Dekton, porcelain slabs and natural stone can add $5,000 to $12,000 depending on the run length.
Pre-1980 homes cost more
Asbestos, non-compliant wiring and unapproved past work are common. Budget two to three thousand extra for investigation and any make-good.
How payments are structured
We never take large upfront payments. Progress is billed against milestones so you're always paying for work that's already been done.
Booking deposit
Paid on contract signature. Locks your slot and starts material ordering with suppliers.
After demolition
Invoiced once strip-out is complete, the rough-in has started, and cabinetry has been ordered.
After install
Invoiced once cabinetry is in, benchtop is fitted, and the room is watertight and locked up.
On handover
Final invoice after the walkthrough, once you've confirmed every item on the punch list is closed.

Ask About Your JobThey're the "from" figures that form the basis of a written contract. Once the on-site measure is done and any provisional sums are confirmed, we hand over an itemised fixed-price quote. From that point, the fixed portion doesn't move unless you approve a variation.
No. Site measures and written quotes are free anywhere in the Perth metro area. Travel beyond Joondalup, Rockingham or the top of the Hills may carry a small allowance, which we'll always state before we book the appointment.
We quote each line item separately, so you can drop things like the underfloor heating or the second sink without it affecting the rest of the job. The price drops by exactly what that item was quoted for, minus any non-recoverable supplier costs already incurred.
We don't offer in-house finance, but we work with two independent brokers who can arrange renovation loans through the major banks. The payment schedule on this page keeps progress tied to milestones, so you're never paying ahead of the work.
It can't on the fixed portion. If we discover concealed damage — rot, non-compliant wiring, or a collapsed substrate — we stop, photograph it, and send a written variation for your written approval before continuing. If you decline the variation, we discuss alternative options before any further work proceeds.
